Why?
Because knowing your budget before you shop saves you time, heartache, and surprises later. A solid pre-approval letter shows how much a bank is willing to lend you based on your income, credit, and financials. It also shows sellers you're serious when you submit an offer.
I have great lender referrals if you need a starting point—people who explain things clearly and actually care.
Next up: find a buyer’s agent you trust. This is someone who will represent you throughout the entire transaction—from house hunting to negotiations to handing you the keys.
We’ll talk about your goals, timeline, budget, and any must-haves or deal breakers. I’ll also set you up with a custom home search so you’re only seeing the listings that match what you actually want.

Now the fun part: seeing homes.
We’ll tour properties, explore neighborhoods, compare pros and cons, and narrow down the options. I’ll give you honest insights, point out red flags, and help you evaluate the market so you’re not just picking a pretty house—you’re making a smart investment.
This stage can be quick or take a little time. Either way, I’ll keep you grounded and focused.
Found “the one”? Time to write an offer.
I’ll help you put together a competitive yet smart offer that reflects the current market. We’ll talk about pricing, contingencies, earnest money, and timing. I’ll also handle the back-and-forth with the seller’s agent to get you the best possible terms.
Once you’re under contract, we enter escrow—basically, the “in-between” stage while all the moving parts come together.
During this time:
I’ll coordinate everything and keep the process on track so you’re never left wondering what’s next.
A day or two before closing, we’ll do a final walkthrough to make sure the home is in the condition you expect.
Then comes closing day—you sign the final paperwork, funds are transferred, and you get the keys. Boom: you’re officially a homeowner.
